Catholic Family Services of Durham (CFSD) is a clinical counselling organization that has been providing therapy to the community in Durham Region, regardless of a person’s beliefs, since 1981. They have outgrown their current facilities and are looking to expand to ensure they can continue to provide a high level of care to those requiring their services. Over the course of the last year and a half, IPM has been assisting CFSD to find a suitable location to meet their current and future needs.
Last summer they purchased an existing property in Oshawa that would allow them to partner with four other like-minded community service organizations. This partnership means decreased operating costs for all groups, which in turn, means more dollars available for front line services.
With funding from the Ministry of Community and Social Services/Ministry of Children and Youth Services, renovation plans were developed and construction commenced in early 2018. The interior demolition work is now complete and interior renovation work is scheduled to start shortly.

We had the pleasure of being involved in the successful completion of many projects in 2017 including several projects for Toronto Hydro as part of their Facilities Consolidation Plan, the construction of new affordable seniors housing at Ritson Residence in Oshawa and the new Uxbridge Fire Station.
It appears that 2018 is shaping up to be a busy year for development in Durham Region as well. We have several projects underway including a new industrial complex, a technology park, a veterinary clinic, new affordable housing, a downtown refurbishment and a new independent seniors housing residence.
It has been a pleasure working with all of you and we look forward to all that 2018 has to offer!
CORE21 was launched in 2013 as the area’s first co-working office for busy and creative entrepreneur’s seeking an upbeat and inspiring work environment. Located in the heart of Oshawa’s revitalized downtown area, CORE21 provides 11,000 square feet of versatile work spaces including hot desks, dedicated desks and private offices along with business amenities such as Wi-Fi, a fully equipped communications and copy centre, an event room, various meeting spaces and a lounge area with a wide range of refreshments.
Independent Project Managers was involved in the original conversion of the existing building and assisted CORE21 in ensuring that the “dream” became the “reality” with modern decor, a variety of tenant spaces and large, open, collaborative work areas to encourage the next generation of entrepreneurs in our community. Shortly thereafter, IPM assisted CORE21 with the renovation of the second floor to provide even more tenant spaces for their ever-growing Clientele. Four years later, more than 60 entrepreneurs, businesses, start ups, community groups and those needing temporary space on a short or long term basis call CORE21 home.
The goal of CORE21 is to promote a friendly, nurturing, collaborative environment to promote creativity and networking opportunities and CORE21 is passionate about fostering what they call their #COREmmunity. In an effort to meet the ever changing needs of their Clients, CORE21 is evolving once again. Just recently, Independent Project Managers assisted CORE21 to provide five new private offices within the ground floor space and plans may be underway to provide additional options on the second floor as well.
We would like to congratulate CORE21 on their most recent improvements and look forward to continuing to assist them as they grow and evolve in the coming years!
Toronto Hydro has officially consolidated and relocated their east-end operations to their newly renovated 258,300 sf Operations Centre located at 715 Milner Avenue.
The project consisted of the extensive renovation of an existing office and warehouse facility to include:
79,000 sf of open office space, meeting rooms, conference rooms and executive suites to serve the Administration Department.
72,000 sf of indoor garage space complimented by a 8,370 sf maintenance bay for Fleet Services.
58,000 sf of warehouse space including loading docks, shipping/receiving bays and crew storage facilities.
Provisions for a future Data Centre and Control Centre.
A new exterior storage yard and transformer recycling centre.
The mass facility renovation also included new state-of-the-art mechanical and electrical systems with back-up power and redundancy systems.
The new facility will consolidate numerous Toronto Hydro departments (Fleet, Warehouse, Facilities Group, IT, Administration, Security, etc.) into a single, centralized east GTA location to help improve the efficiency for Toronto Hydro’s east-end operations.
This fast-track and complex construction project spanned two years and the newly renovated facility was handed over to Toronto Hydro in accordance with the approved schedule and budget.

As more baby boomers enter their golden years and consider the benefits of downsizing from their current homes, there has been an increased need for additional independent seniors retirement residences. IPM is proud to be a part of Oshawa’s latest seniors housing development, located on the north-west corner of Stevenson Road and Bond Street in Oshawa.
This new retirement residence will feature 129 independent living suites of various configurations (1 bedroom and 2 bedroom units with and without dens) spread over five storeys. The ground floor will also offer ample amenity space including a kitchen and dining room , fitness and exercise facilities, hair salon, lounge and a medical centre. The development will feature high-quality, high-end finishes to ensure the utmost comfort of its residents.
In addition, the building’s prime location means the newly renovated Oshawa Centre is just a short stroll away and access to a variety of restaurants and retail establishments is abundant.
We are currently assisting the developer through the municipal approvals phase and will provide ongoing updates as the work proceeds.
Construction has officially commenced for a new 75 unit, high quality, affordable housing development at 50 Martin Road in Bowmanville.
The demolition contractor has installed fencing to secure the site, site services have been capped and the existing dwelling has been removed. The construction of foundations are slated to begin as soon as approvals are received from the Municipality of Clarington and the Region of Durham. Project completion is scheduled for early 2019.
With views of Lake Ontario and ample retail opportunities close by, this fully accessible building will offer a mix of one and two-bedroom units to serve low-income seniors, low-income singles and couples, and persons with disabilities. The building has been designed to not only provide shelter to its residents, but to encourage a sense of community for tenants through an impressive social calendar of organized activities and common areas including a common room, library, outdoor BBQ area and pet spa. In addition, the developer has partnered with local community support organizations to facilitate easy access to important social service providers.
This project has been made possible by developer, New View Holdings Inc., in partnership with the Region of Durham and the Federal and Provincial Governments as part of the Investment in Affordable Housing program.
IPM has been a supporter of the Carea Community Health Centre (formerly Oshawa Community Health Centre) for over a decade. As Project Managers, we were part of the team that assisted with the construction of their present facility in 2007. Our relationship has continued throughout the years as volunteers and supporters of their various fundraising efforts. Carea provides a variety of much needed, community-based health and wellness services in our community, and as a non-profit, they rely on corporate and individual support in order to provide a wide range of free, high-quality programs. They are an incredibly caring group of people committed to assisting those in our local community and its our pleasure to aid them in reaching their goals.
This July will mark the 15th year of the annual Mayors Golf Classic in support of Carea Community Health Centre and they are hoping to break the million dollar mark. IPM was asked to partner with Carea to assist them in filling their live and silent auction tables with tons of amazing items so that this year’s tournament can be their most successful yet.
IPM is asking our community partners to consider donating an item, big or small, for their live and silent auctions. We will be collecting prize donations at our office in Oshawa and those making donations will receive recognition by way of their company name and item prominently displayed on the prize table with company business card.

Several few months ago, IPM partnered with a handful of other local business owners to form a group called “Companies Who Care”.
Companies Who Care was born while these individuals were casually discussing the “100 Men, 100 Dollars” phenomenon and the amazing things that can be accomplished when people come together to work towards a common goal. Companies Who Care is on a mission to help local support groups make a big impact on the lives of the communities they support. Any donation recipient must use the funds immediately and ensure that 100% of the funds go to the end user (not management or administration costs). We personally research the prospect groups to ensure they are reputable, sustainable and are making a positive difference in the local community. Whether you or your organization can donate $50 or $5,000, the funds will be pooled with other donors to ensure the maximum benefit for the recipient organization. And instead of big charities with big marketing budgets, Companies Who Care is seeking out the smaller, grassroots organizations where $1 really goes a long way to helping. We hope to attract donors willing to make a once annual donation for 3 consecutive years so that we can continue to make a measurable, long-term difference in our community….together. And as an organization, our mandate is to operate without any administration costs to ensure the full value of donations goes to the recipient group, a goal we have succeeded in accomplishing due to the donation of services from local business providers.
In just a few short months, this group has grown to 18 partners who’ve raised $17,000 with more potential members joining weekly. To date we have provided 3,500 meals to those in need via the Back Door Mission (www.backdoormission.ca). We have sent 10 at-risk youths to the Horses Help Horsing Around therapy program (www.horseshelpcanada.com) in partnership with Carea Community Health Centre (www.ochc.ca). And most recently, we donated to Their Opportunity (www.theiropportunity.com) to help 22 local children enroll in organized sport and recreation programs. It is amazing what we have accomplished together in such a short time!

IPM are thrilled to announce the successful completion of Ritson Residence, Oshawa’s newest provision of affordable housing for seniors.
In 2013, IPM assisted Mahogany Management in preparing a proposal submission to the Region of Durham to provide subsidized seniors housing as part of the government’s Investment in Affordable Housing Program. Mahogany Management was the successful developer and construction of this $9M, four-storey, 75 unit apartment complex began in March 2015. Just short of two years later, the building officially opened its doors to its tenants.
Ritson Residence has been designed to provide seniors with a lifestyle that ensures their comfort, safety and privacy while also providing ample opportunities for an active social life, a sense of community and access to community service organizations as needed. The development includes thoughtful design, quality construction, extensive amenity spaces, beautiful landscaping and is situated close to a multitude of retail shopping options.
